Need suggestions/advice on a water changin station

I want to upgrade my 10g nano to a 40b with a 20L sump. The problem is I currently live in a 3 bed 2 bath rancher with no basement and with 2 kids that need their own. I have well water that is totally unsuitable for a sw aquarium so I use an RODI unit that is under my kitchen sink. My current WC station consists of a 5 gallon bucket with a heater and a powerhead.

I'd love to be able to keep a 30 gallon or so brute around somewhere for a 20g wc schedule.

What would you guys do in my situation?

While I did just make a mixing station in my spare room, I used to just keep my brute in the garage.

Make water the day before my WC, mix the salt in that night, do the WC the next day. I just used an old small submersible pump to pump it out of the barrel into the sump.
