help with Mg and Alkanity

Hello,
i have the aquarium setup for more than 5 years with softies and fish
5 months ago i moved the aquarium to a new one (all in one 500 liter)
i removed all the sand, have a new rock structure and gave most of the softies to friends
now i want to try LPS and SPS, but i want to have all my parameters right before start.
for the last 2 months (i test weekly) have a problem with Mg and Alkalinity
i use API for testing Ammonia, Nitrite, Nitrate, Phosphate, Calcium, and KH
and i use Redsea (Calk & Coral kit) to test Alkalinity
and i use Salifert to test Magnesium
below are current parameters for last 2 months
Ammonia : always 0
Nitrite : always 0
Nitrate : started with 40 and now below 20
Phosphate : started with 0.25 and now almost 0
Calcium : started 360 and now 460
PH : swing between 7.6 and 7.9
KH : started with 6 and now t is 9
Mg : started with 1050 and now it's stable for the last month 900
Alkanity : is always on 2.2 (used to be 2.6 in my old aquarium)

i'm using the below additive (almost semi-weekly/weekly)
- Seachem Reef Advanced Magnesium
- Reef Evolution Premium SeaBuffer
- Seachem Reef Advanced Calcium
- Redsea Reef Success Calk

i'm working on decreasing the Nitrate (my target < 5) and increasing Mg (>1300) and Alk (> 2.5)

the aquarium details are below
1- 500 liter all in one aquarium (length is 1.5 meter)
2- internal sump (with nitrate reactor and protein skimmer and return bump)
3- internal Refuge with some sand, rocks, and plants
4- VorTech MP60 (running 75%)
5- 1 clown and 1 damsel and 1 green mandarin (all was with me for years)
6- i leather coral, some zoas
7- hermit crabs and snails
8- Pistol Shrimp in the refuge (cause there is sand there)

please advise about the Mg and Alkalinity (why they are still low)
and also when i can start adding SPS Frags
 
Go to reef chemistry forum for Randy's posts. Accurate from an expert. Broad brush stroke: you need to get Mg up to 1100+ to keep CO3 from precipitating. Get that first, then work on your other values. Your pH seems low too but I've got nothing there.
