I have been looking to buy a house for awhile now. My question is, would you buy a nice house in a run down neighborhood???
 
If you want to get the most for your money when you sell.They say buy the worst house in the best neighborhood. If you just want a nice house to live in, get whatever you like as long as the neighborhood doesnt bother you.
 
Absolutely not. Location, location, location. You want to buy the least expensive house on the street not the most expensive.

It's a buyers market now. Something will come up.
 
No way. The worst mistake you can make is to get the nicest house on the street - much less the neighborhood.

I heard a discussion on the market on the radio last week, and the expert on the show was advising that in his opinion it will hit rock bottom in the next 8-12 months - that'll be your best time to buy.
 
Having the nicest house in a neighborhood is bad for a couple reasons
1. The other houses will bring down your property value
2. Do you really want to live in a ****ty neighborhood
3. Which house do you think would get robbed first, most likely the nicest because they think you got all the good stuff
 
Alright, point taken. I guess I shouldn't get desperate and just wait for the right one to come along.
 
How about this, would you buy a house that is 20-30 minutes farther from work?
 
Only you can be the judge of the drive you are willing to make every day. If it's a job you plan to keep for a very long time, then you may not want to drive that far every day. On the other hand, if you don't mind driving then it may not be an issue for you to spend an hour in the car every day.
 
Might depend on how far from work you are already. If you're just five minutes from work now, then might not be a big deal, but if you already drive 20 - 30 mins to work and you're going to double that now...I'd have to think long and hard about that. Particularly in an enviroment of unstable fuel prices. I work with someone who recently bought her home in the country she wanted, but her commute is like double what it was, plus the traffic is much worse. She got the home she wants, but gets to spend less time in it due to her commute. She's getting close to retiring though, so she has that to look forward to. A lot of personal variables to consider, so it's hard to answer this one. Stuff like, can you afford to replace your vehicle more often because of the added mileage? Do you have or do you soon want to have a family, in which this would have you away from home more due to commute? Would really be a case by case decision on this.
 
Well I live 2.5 miles from work. The house I looked at has everything I want and it's around 11 miles from work. It's not that far compared to a lot of people. It adds more drive time for my fiance, but she is ok with it. She really likes the house.
 
I live 23 miles from work, commute from Ofallon to hazelwood but then again I put 4000 miles on the car every month... :) so 23 miles is not bad.
 
i live about 19ish miles away. not a bad commute. a little longer then i would like.

more importantly does this house have a basement with a room that could be a fish room to accomidate the new 1000g monster you'll be getting?
 
It has a huge basement.:) 1000 gallons might be a little big though. I'll have to spend my money on a riding lawn mower! The yard is 90x200.
 
pssh! do what i did!
empty your salt water onto your lawn. then scratch your head as you wonder why grass doesn't grow there any more.
