Tank rehab - rock issue

Today I had a 44 gallon tank with a 20 gallon sump given to me. I have a full mixed 65 gallon reef currently so I know how to actually take care of the tank but I have a question about the rock that was in the new tank. It is horrible. Test kits for the water showed off the charts for both nitrates and phosphates. The cyano, green slime algae, and bubble algae were covering everything. There is literally thousands of vermited snails and many many aiptasia.

I currently have the rock out of water in 32 degree temps. Will this kill the aiptasia and vermited snails. I don't care if all life on the rock dies off. I am not in a hurry to stock this tank. I can leave the rock out for weeks if necessary and seed it with rock from my established tank whenever I start this tank up. I am also patient and will let this tank cycle for 3 to 6 months before stocking it. I'm just trying to find the best way to cleanse this rock of all pests without utilizing muriatic acid. I have three dogs and the only place I have to do the baths is in the backyard where they go out. I don't want anything to happen to the dogs accidentally.
 
I let my rocks sit in a vinegar solution for a week and then set my steam jet wash on the last rocks I cleaned. They came up lovely and white with nothing left living
 
What type of vinegar solution did you use? Did you just the pre-diluted store bought white vinegar or dilute it further? Thanks.
