A very sad day - Help Needed

Guys its been a great time, but it looks as if I am packing up and heading to NoVA in the last week of december/early january! I need to plan this move as I have my 120 system to move and my empty 90 tank and equipment. I am thinking of methods to not lose a single specimen in the move. My plan~

Take a 50+ gallon stock tub and setup a sealed temporary aquarium in the enclosed trailer for the coral and fish. This will have a heater and temporary skimmer + power heads powered by a generator in the back of my truck. Then I can but the remainder of my equipment in there for unloading immediately upon arrival at my new place. I will bring all my trashcans full of my current water (roughly 75 gallons) the rest of the water will come from the temp aquarium with about 30 gallons of fresh makeup added to that. I am wondering if anyone would be free to help with this stuff, I'll be driving back to Blacksburg the next day to finalize everything here before I'm completely out.

Does anyone have one of the rubbermaid stock tubs they aren't using I could borrow and bring back? I am also going to need a butt load of eggcrate to place and secure the various corals to during the move.

Let me know guys, any help just loading the trailer would be appreciated too.

Sorry to see you leave. I would love to give a helping hand but my boy demands my attention. Sorry.
I hope that the move goes smooth and loss is at a mininum.
Whats in NoVa if you don't mind me asking.

I'd bag every coral and fish separately and package them into coolers. Those styrofoam coolers from the grocery store should work fine. You could place a heat pack into the cooler to maintain temperature.

The only reason I don't want to bag is because I don't want to have to rush to get the stuff moved back into the tank before I can get the parameters just right.

A good paying job in Construction Management. I was hoping to stay down here but the jobs are too far and in between.
 
No need to rush, things will be fine in the bags for a day or two assuming you keep the temp stable and theres plenty of air. Everything jostling around in a box is asking for trouble.
 
yeah, bag everything for sure and toss in a cooler. then just throw together the tank when you get there, float them while relaxing with a beer, then start ripping bags.

or better yet since you are coming back down, leave your fish/corals here for the night and just take the tank/rock. then pickup livestock the next day.
 
True that. I am trying to find a place in NoVA capable of housing me and my hobby for under $1500k month, but its tough. Mortgages in NoVA are cheaper than rentals. If anyone has any NoVA real estate advice speak now and don't hold your peace.
 
I have a spare 100 gallon stock tank you're welcome to borrow if you need it, and all the styrofoam coolers you could want. I'd be happy to help with the packing up if its a day I can get off work.

It's a great time to buy in NOVA. in Fairfax county this year 1 out of every 38 (+/-) homes has gone into forclosue. This is where I would start if I were going to buy a home up there. Houses have dropped so much in value that you should be able to get a great deal.

Find a Realtor that knows about forclosures and short sales. You can also look into new construstion, a lot of builders are hurting and will make deals just to get rid of inventory. I have heard of some new homes selleing at cost or below, meaning what the materials cost, not even the labor.

for $1,500/mo you are looking at something in the $225k-$250k depending on the rate you can get.

When you go to apply for a loan I would talk to a Mortgage Banker, not a Mortgage Broker. The bankers have more flexability these days.

Ask for closing costs to be paid by the seller.
Get a home inspection.
Get a home warrenty.

Shortsale's and foreclosures are ok, the banks have really been tougher about what they will take for a house but you never know.
Really you need to worry about your commute and schools. property values will go back up again it may just take 5 years or more so you are getting in at a good time when the prices finally had a check like back in the 80s.

Yeah I am mainly looking at something for a 5 year home. I am planning to buy again before the market comes back and use this first home as rental property.
