Anyone here from the Ballwin area?

How far is it from downtown? How about Arnold? I am thinking about getting a piece of land over there within the next year to build on when I get out of the Air Force. Actually, I'll be working at NGA most likely at either the Arnold or downtown location and I don't want to have to drive any more than 30 minutes or so to get to work or downtown so does anyone have any recomendations as to good locations to look for .5 acre + ?
 
I should also mention that I want to be around homes in the 350K+ range and preferably backed to woods...
 
Good luck. There is not a bunch of empty land here abouts Kent. I live in an unincorporated area of Ballwin. Check Ballwin as well as Fenton too. Valley Park also...

Which direction is Fenton from downtown?

Same as Ballwin, just on the other side of the 44. They are real close. You'd most likely take the 44 straight in to downtown...

I have an area in mind, they build some new homes there too. Also a golf course and some stuff, but it is woods all around and fairly good-sized homes too. Can't remember the name or city though...
 
Unless that land is completely on the side of a cliff, I'd go check out that listing. I used to live off Kiefer creek rd and the land will probably double within 5 years or so even if you change your mind.

I see that you list Belleville under your avatar.

There are many people here at NGA who make the trip from Belleville to NGA. A carpool or ridefinders van is a possibility from the Belleville area as well.

I havent driven rush hour, but during the world series it took an hour to get from chesterfield parkway to hanley...I'd imagine it would be a long haul from ballwin too...thats all highway 40 I guess
 
Roy- Thanks for the info- I'm gonna go look at it this weekend...

Jeffo- Do you work at NGA? I know there are guys that commute but quite frankly I'm sick of living in Illinois. There's much more to do in St Louis and it seems that every time we go out we're going to St Louis so I don't mind spending a little more to live out there.

Holy crap- Way the heck out there? I was thinking somewhere not too far from West County mall....I saw there was some developement out there last time I was in the area...Prolly end up being out of my price range :-P

Andy's is less than about 5 minutes from the West County Mall. And that is with lights... Trust me dude....

Up the 141, and right up Manchester. No problem at all....
 
Speaking of 40... how long is that 30 minute trip is gonna take when they start the construction. Just something to keep in mind. Not trying to be negative, many of us will be hosed alike.

Yes I do work at NGA. I drive 25 minutes from North County. Traffic is not a problem since I start work 0600-1530. If I was working 8 hours I would miss traffic altogether going home in any direction.

Okay, as someone who has been looking for a while let me chime in here

The piece of ground you are looking at is a hill. It has a driveway that cuts through it. Here is where you can input the address and look at the county records on it along with the aerial view. Not a very appealing piece of ground in my opinion

From that piece of ground you can expect 10-15 minutes to get to either Highway 40 or 44. With the closing of Hwy 40 completely in two years traffic downtown will really suck.

The reason the price is so high for an acre is this is in Rockwood schools. If you dont have kids or the school district isnt as important, try to stay our of Rockwood as this will increase your land and house price by about 40%

On the plus side though resale is much stronger in Rockwood. Use Google earth to take a look around at the area also.
