OT: Electrical Help

I just sold my house and the inspection report came back with the comment "Two wires on one non-rated breaker"

What does this mean? I didn't get to speak with the inspector since I'm out of the country and all I have to go by is a copy of the inspection report.

The buyer wants me to replace the entire panel. Of course, I'm not going to do that but if there is an easy fix then I'll be a nice guy and take care of it.

That is what is known a being "double lugged". In St. "Louis county that is not allowed. I would think that it's not allowed where you live either.

Depending on how many items are on both circuits you might be able to run a single wire to a junction box and tie the two circuits together at that box or if your panel uses the larger single breakers you can always get a double breaker and put each wire on its own breaker.

Okay, I'll take a look at it when I get home. Can I just add another breaker to the panel?

Kinda depends on if you have any empty slots left in your panel (look for knockouts in breaker slots that haven't been removed yet). Capncapo had the best answer... just get a double breaker if your box is full. Hopefully it will not cost you more than $20 or so. Make sure the breaker you buy is for the brand of electrical box you have.... many breakers are not interchangeable with other panel brands.

On the off chance you have a panel with many double breakers already installed, get back here with more info. You don't want to exceed the supply to the house (this is pretty rare unless you have a VERY old house).

Good luck !

Yeah I would do what they said above. Look and see if there are any open slot's if not go with a double breaker like stated above. momac was right, make sure the breaker matches the box. In this case if you are going to try this yourself (its not hard but is very dangerous if you don't know what you are doing) take one of the breakers out and take it with you to the Lowes/Home depot, wherever and have them match the numbers. That way you don't have to worry about grabbing the wrong one, and have to go back to the store.

When do you have to have it done?

I don't have to do it at all but I'm trying to be a nice guy. It needs to be done by closing on June 20.
