Cape Cod Advice

In the recent spirit of vacation advice - I'm looking to set up something for next summer in Cape Cod. Looking for a place that will fit 16 people or so for a week, and is close to a beach, and I don't want to be in P-town ;)

All suggestions are welcome!
 
That'd be w pretty big place. Cape Cod carries an air of exclusivity for some reason. Therefore, the price goes up. Chatham is the elbow of the cape, and the snootiest. I suspect its because its the nicest and has a concentration of things to do. We went last summer and toured around the whole cape in a week. Really enjoyed it. We went online and rented a house (2BR 1BA) that was a short walk to the beach. A bigger house on the beach will cost you a considerable amount more that one with a short walk.

Not trying to discount the cape. Like I said, we very much enjoyed the place. Really depends on what you're looking for.
 
Yeah, I don't mind a half mile walk to the beach, it does look pretty pricey for a week for 16 people... The outer banks is definitely cheaper.
 
I'll be camping in P-Town in August. I feel like the further you get out on the Cape, the less snooty it gets.

Because we camp, I have no idea what the cost of rentals is. I have also been to Sandbridge beach in Virginia, south of Virginia Beach, it is very much like the Outer Banks.
 
Have you considered Martha's Vineyard? I used to go every summer, but I stayed free. Not sure about the cost of accommodations, but IMO, more fun than just the cape. Worth checking into. Nantucket is SUPER pricey. Block Island off of RI is pretty fun too. Might be a deal hiding there too.
 
Martha's Vineyard seems pretty cool - I would think it's pricey though? It's pathetic, I lived on the border of Rhode Island for a year and never got to Block Island... Sometimes I really miss that area. They snorkel and collect tropical fish at the end of the summer in Rhode Island...
