FS 180 gallon tank

Was the skimmer new or used? You may have a clogged venturi which is a simple fix. You don't have to take the whole skimmer out, just the pump. :D Try running some boiling hot r/o water through it.

run warm water down the pipe connected to the pump

selling the tank is a bad idea

why not go to someone you trust and get some advice instead of getting advice from everyone?

a smaller tank is a lot harder than a big tank

how dirty is the rock in the tank?

sand or crushed coral?

what is you phosphates?

That could be it. I noticed my levels go crazy when I took out my skimmer for 3 days. I have a super skimmer 125 and a PM skimmer you can borrow.

what is the nitrate of a fresh batch of water?

Don't remember what that was exactly, I don't have that test here. But it was almost at the top of the chart. 1100? I think. I was going to pick up on of those test in the next couple weeks.
Phosphates test is not quite 0.1 but isn't 0.0 either.
The ASM was brand new in July 06.
Just tested the nitrates of my fresh RO water, it is zero.
The rock in the tank isn't too dirty, there are a couple that have some junk built up on it, but for the most part the main tank is pretty clean. Now the sump on the other hand is very dirty, with alot of grayish ash like stuff on the bottom where the skimmer and the return pump area are. I was thinking about emptying those two areas this weekend and try to syphin that gray junk out, I was also planning on trying to get as much of the skimmer out and scrub that, take apart the pump if I can , and see if that doesn't help.
