I have a 120g tank in the front office at my bussiness. It has for the last year, been slowly taken over by zenia. I need help on the best course of action besides a tear down.
Is there any threads on the topic that I missed. any help would be apreciated.

I have dealt with a similar problem in the past. You can cut them at the base but they can and will grow back. the best thing to do is get some LR rubble or something like that and place up against the Xenia. In a week or so the Xenia should start to move onto the rock. Then you have some frags to trade or sell. It took me about 3 months to get rid of all of Xenia.
joes juice should work on xenia. You should try to remove it alive though. Try trading it in at your LFS. Even if they do not give you much it is still better than nothing.
Give it a massive hair cut then kalk the rest. You may want to remove any other corals that you wish to save for this and house them in another tank for a few days. It will take quite a bit of kalk. Mix it really really thick. You want it more like a paste.... just watery enough to draw into a needless syringe. Then basically after you cut them the bases will retract, with them retracted cover them with the kalk. You may have to repeat this over the next few days to get any you may have missed.
