moving to south florida your opinion appreciated

hey gang,

my wife & i r moving to your area next spring. we are also opening another brranch of our biz there. I am partial to the suburbs of lauderdale, she likes miami area. what i like about lauderdale is it seems to have much more property available on the intercoastal.
by the way we would be opening a personsl trainig gym, so we need to be where the high-end clientelle are.

i would appreciate any pros & cons on both areas.

also, if ther are any definite areas to avoid too.

As far as Lauderdale yes there's tons of water property but the taxes are a killer. I live out west and very happy with my decision. BTW if you are into boating you can easily live out west and have a boat within 25 mins of being in the water.

I too lived 7 years down in Miami, on the border of Gables and Pinecrest, with most of my friends living in the Pinecrest area. The area is beautiful and there is SO much money and so many people there. If you can handle the pace, then it's great. Personally, I hate the pace and the attitude of the south Miami area. I go down there a few times a month, and as soon as I hit US1 and 27th ave.... I know what city I'm in (worst intersection ever).

Living in Boca, life is relaxed and enjoyable, and the wealth is still definitely there. I'm sure there are many areas like it down in Lauderdale, and there are out west too, like in Plantation and Weston.

By the way, I'm college age (20) and I know that a ton of people my age are really into the whole gym thing now. Everyone I know has a Gold's Gym membership or similar, and there are a ton of young people all over south Florida, so you can't really go wrong with an area.
 
Rio Vista is a nice area in Ft Lauderdale, Light House point is great and just a little north in Pompano, I personally love Delray but is even further north. If you are buying a home I suggest checking these areas out, and making sure to drive around alot. Remember that down here, you can go from Multi-million dollar places to bad areas in the blink of an eye.
 
Based on your business req's, I would still suggest Rio Vista and Delray Beach. Along with Boca Raton. I would not necessarily recommend LHP, but who knows, the market could be even bigger there since there are a lot of nice homes, but the surrounding area (West of US1) is not that great...
 
My only advice is to check on two things before you even consider buying in any of this areas, Property Taxes & insurance cost, These 2 combined could possibly be as expensive as your mortgage. The Beach ares are extremely nice and extremely expensive, personally I don't necessarily think that the type of clientele you are looking for lives here, more like older retired rich people.

I live in Broward, North Borward to be exact, and love it, Ive lived in Atlanta, Orlando, but Broward seem is more appealing to me. I aggree with Gasman, and no offense to the Dade guyz, but in my opinion schools are better in Broward county, the pace is a bit slower than Miami. The coast is nice but generally speaking if you go as far west as lets say Weston, you are still roughly 30 minutes from the beach..... Anwhere between Boca Raton, and Pembroke Pines.....beautiful, and generally quiet. As far as specific communities I am familiar with that I would recommend, Margate, Coral Springs, Weston, Parkland, the Pines Area....Plantation, Sunrise (west) ...just to name a few....Parkland would probably give you the type of clients your looking for.. as would Weston,

I truly believe the pace is a lil bit less hectic. Miami IMHO in many places has become a "shanty" town.
Schools are def better in broward county.
Property is "cheaper" -(lol)if you can say that about any decent place to live in South FLA.

I agree with Manny 100%. Family or no, I would still prefer Broward by a wide margin. :D :D

I'm also in Plantation, which I think is a great community down here.
