Need suggestions on selling a 45 gal tank?

Hello,
My 45 gal tank will soon be up for sale. Moving to a 90 Gal. Looking for suggestion on if I should clean it up (remove coraline algae and live substrate) or sell as-is with algae and substate. What I will have for sale is
* 45gal tank&stand
*custom built canopy (lights removed as it was ported to the 90)
* Fulval 303
* 2nd Fulval 303 (internal plastic part needs replace but it good for spare parts on the above Fulval)
* Skilter (used as a refugium)
* Live Substrate (unless I drain tank, then it dead substrate)
 
Here's my .02

I've bought used reefs and turned them into sw aquariums. In which case I preferred that the tank not be thoroughly cleaned as the coraline and the like easilly survives the transition and helps seed any baserock I add to the tank.

If i buy a tank and turn it into freshwater, I hate it, because of the extra work that goes into cleaning off the coraline.

Also, go ahead and drain the tank, you'll have to pull the substrate out to move the tank anyway and something rotten in the sand bed can set a new tank out on the wrong foot.

It'll sell better if people just see a spotless tank ( only an experienced reefer will appreciate the benefits of a "dirty" tank ) but since you're probably selling the tank via the forum to another reefer you might not need to do the extra work.
