Family in about a year will be looking to most likely build.

I'd love to build on 3-4 acres but too many variables eliminate that option. So, it looks as though a 1-2 acre lot or a 1/2-3/4 lot in a sub division.

We'd prefer either Rockwood/Parkway SD but due to price, might look at St. Charles.

I can't afford what some of you big dogs can afford. We didn't really want to live in a sub division but it looks as though it's the best route.

Will HAVE to be a sub division in which can have privacy fences (6ft.)

Here is what we're looking for. If someone could pm me or reply to give me a BALLPARK figure so I know what I'm in for.

3,000-4,000 sq. ft.
Inground pool
3 car garage
2 story
50% or more brick, stone or stone look.

Can anyone help out?

I saw one house matching that description that sold for 775,000 on schoettler road...I drive by it on the way to school every day...pretty classy unit

that is parkway sd
 
I think your best bet is to try one of the online realtor sites, type in your search criteria, and see what houses are currently going for - then assume a new one will be a little more.

Justin, Id say your 400-475k depending on how decked out you want it.:rollface: Might go for just a stone or brick front.
 
id say buy existing, I think I know of a foreclosure or 2 right now that fit your needs - the pool, the market sucks right now, so i would take advantage now if you can.:D
 
Okay we have been looking for land and real estate here in rockwood for about 2 years. Here is what I can say

For acreage in rockwood figure around 40k for raw land. This isnt perc tests for septic, well, etc If you want acreage with sewer and water figure $100k per acre minimum, that for woods and on a hill.

If you want rockwood try eureka where you can get jefferson county cheaper while still rockwood.

For a inground pool, 4000 sq ft say acre lot figure at least $500k maybe more depending.

What is your budget? I have been looking for 2 years and know every area pretty good.

Yeah, land out here is pricy. Eureka is an option but I really like it out here.

Actually, I overstated what we wanted. Probably around 2,500 sq. ft.

The pool is not nec. just need the ability to put one in down the road.

I don't really know what my budget is. As little as possible :D

Anyone know much about grover?

If you buy a lot in a sub division, can you have pretty much any house built or does it have to be a specific one.

Clark, I think Jack had a good idea. I think you should just GIVE me your house. :D
 
If you go subdivision, you will build a model house that the develper is putting up. No way around that. They have invested the infrastructure of the subdivision and make the money off building the homes. Building similar homes is faster and easier and therefor more profitable.

We have been looking for acreage and know every road/pasture/horse farm that has been for sale or sold or even thought about in rockwood.

If you decide to go acreage avoid wildwood like the plague. They are the biggest pain in the *** you will find when it comes to building. Also they have a "master tree plan" for wildwood which you must get permission to cut down ANY tree on any land in wildwood.

What a good conversation.

Currently I live in Illinois. Edwardsville to be exact. I work near Manchester and 141. Its a bit of a drive. My fiance is looking at jobs in St. Charles and Hazelwood.

We would like to move sometime in maybe the next year or two. We have no idea what is a good area to live in. We basically want a mediocre house in a good school discrict. We have no idea what is good in Missouri. Do most people send their kids to a private school? Starting to look at things now. We will be living off my income until we buy and daving the majority of hers for the house downpayment.

Clark could help with this as well I suppose. Ways to save moeny for +- a year and a half and gain some return on the savings with the ability to get the money out easily. Feel free to PM me.
