OT- I know a lot can help

There have been a few much older and smaller houses sitting on a couple acres that i have watched in defiance right at d and dd in st charles its a nice area and they where cheap enough to buy as tear down lots

depending where you buy around there is still part of francis howell school district. other areas is wentzville. no offense to any one but i would avoid that school district because while it is getting better they still dont stack up agaist francis howell. My wife and i really want to move to st charles but none of the st charles schools compare to pattonville that my son attends now so for now we are stuck here... oh yeah only thing to consider about all francis howell elementry schools are 9 weeks on 3 weeks off
 
we live in wentzville. we like it a lot. the area is really starting to get going.
Reggae, the house you're looking for is going to be expensive!
 
Is it just me or are the colors in that house simply perfect. I see nothing that would need to be changed.


Seriously is that a good average price in the area. What would you expect to pay for something north side of st charles. No info on good school districts and moderate priced areas in missouri. We really only want to have to move once.
 
ok, that house in Defiance is money...a little too colorful for me, but it looks awesome and great price

besides that, how cool is Defiance?

Defiance is much differant from Rockwood/Parkway. If you want to go over the bridge, you will save about 35% on the cost.
 
Cute but 360k for a 13 year old house in the sticks seems a but high to me. it is only 2000 sq ft.
 
true but the sticks in this case is filled with 750k and up "estates" and is the in place to live for nice houses with acreage

Actually the "in" place to live with acreage is west wildwood, St Albans, and up and coming Washington MO.

Going over the bridge affects your value. Location, Location, Location.

We bought our house three years ago. It is about 14 years old. It's in Babler Park Estates subdivision (basically between Clayton, Hwy 109 and Hwy 100. We have 1/3 acre, 2100 sq ft house, 4 bedrooms, 2.5 baths and full basement. We paid around $260,000 for it.

Our kids go to Green Pines Elementary (Rockwood) and will go to Wildwood Middle School and Lafayette HS.

LOL who said you had to? It is growing though, and with the Hwy 40 crap coming up, it will continue to appreciate in value.

In fact, I was out there all weekend again.

Sure, it is growing so investing would be good but it's been blowing up for about 7 years now and houses/land in washington are pretty high. Although, there is a lot of people moving further out of town because of it's growth.

Fun fact of the day- Washington, MO on March 1st, 1988 opened the first SuperCenter wal-mart IN THE WORLD! :D

Clark- You like realtor . com the best? I was curious about all that because of the amount of different ones not to mention the amount of them that pull listings from numerous sites.

Actually, taking either 100 or 44, it only takes 42 minutes to get to where myself or clark lives.
 
Actually, I work in Chesterfield so I'd fly up 100 to Clarkson. It would be about 45 minutes. Unless of course you get caught behind someone who doesn't know how to drive backroads :lol:

There are a ton of people who commute 45 minutes.

I also would not raise my kids in Franklin County. It has one of the highest alcohol related accidents resulting in fatalities

BUT, the scariest thing is Franklin County is one of the most problematic counties in the nation minus a few in Cali and Indiana. Too much farm land to keep the meth under wraps
 
Well, after discussing it with sara. We were thinking she was going to go back to work but I think it's much nicer to have here around. So, I'm probably going to have to go down to the $225,000-$300,000 range. 300k might be a bit out of range.
