1100 gallon Salt water tank

The pictures are a little deceiving the rest of this is on the back side that you can't see

In person it actually looks pretty great

This is viewable from the other side as well? That would be slick and a better design.

So, you're confirming this is tank is 144" wide x 48" deep x 36" tall?

Life support could mean something as simple as a home generator to run the entire tank in the event of a blackout/power outage. Or it could mean advanced filtration or a mix of both.

Lets just say no expense was spared for this project...so it is probably the advanced whatever....I also seen the final bill so I am sure whatever it is it is top of the line for sure.
 
Ok so here is a better explanation I got from the owner. The front what you see in the picture that portion is 805 gallons, then there is a 300 gallon salt water mixing tank attached to the aquarium on the life support side of the operation. I am sure most of you will understand what that means....

Can you post some pictures of the sump, mixing tank and such? I don’t think most people count in a mixing tank, sump or any of that in the gallons. It is usually just the display tank that is counted.

In this case your description should state that it's an 1100g Salt water system...not tank.
 
Thank you everyone for your thoughts ideas and opinions this is truly something I don't know a lot about but it is an amazing over the top addition to my listing and I am just trying to find that one special buyer that will appreciate what is there..thank you for educating me on something I knew nothing about wish me luck finding that one buyer that will appreciate this over the top improvement...thank you all again :)
 
Good luck Cindy and it's great to see that your doing your research on how to best describe or advertise it honestly and accurately, showing for what it truly is instead just listing it as a tank and hoping the right buyer falls onto it.
 
someone already probably mentioned this but i would give the interested people in the home the option of removing it and patch the wall back, you dont want to limit your prospected buyers. good luck

I think the general consensus is that we as agents get paid to much money....the truth is I open myself up to a lawsuit every day I do this job and I absolutely do not want to ever misrepresent any property I have listed for sale....it is all about having accurate information giving it to any buyer who is interested and my job is to keep me and my seller OUT of litigation! Yes anyone can sue anyone.....but if I do my job....the damages can be mitigated and recovered in the even of a lawsuit. It is all about representing the property as accurately and honestly as possible...making sure buyers do their due diligence and hopefully at the end we have a happy seller and a happy buyer....not just a sold.....

I will be back down there next week we never had taken any pictures of those but when I get them I will post..it is quite the set up for sure
 
Not to nit pick, but it kinda feels like you are assuming everyone participating in this conversation can't afford the house lol. Maybe that is true, but there are also plenty on here with tanks as big or bigger than this one.


Touche. I speak for myself. I have both tank and house envy.
