If you wanted to do something like this you'd need a business plan and collateral and then the bank would give you a loan. (They'll loan up to a certain percentage, so if you wanted to purchase the hotel and renovate and install that they'd figure out what the value of it would be and they would take the hotel as collateral, but that wont be enough, you'll generally need to come up with another 25%-35%, which could be other property you own, land, houses, cars.. etc).. many people get small business loans through the equity they have in their homes.
If you default on the loan they can. If your business fails but you have ways to pay the loan no problem. and even if the business is successful but you can't pay the loan they can still take it.

Yes mostly SPS but we are still waiting for government license to keep and breed corals as it is still illegal in Thailand . We have applied to work with government agency in the field of research and propagation of corals.
