You know though.. what irks me is when you show up after an hour to 1.5 hour drive with the explicit promise of the sale, and you have the cash on hand ... and the person says oh man.. I just sold it. >< OR the opposite. When you have a nutty buyer and they get upset that you sold it.. after you put it off for them for days..LOL. Still often times i'll sell it to the first person I promised too..Unless they flake. In which case that means that they broke the agreement. Even if another seller offers more money.
 
It's about integrity .it's go a long way.if you have non then u last person i want you to come to my house.i meet a lot friends here on RC,non of them ever flake on me.

In my field, I have 2 different types of customer. The first one is the one that I work with the most, in which, a simple phone call with the term "offer", "bid" and "booked" is good enough to seal a deal, actual contract is secondary. The second type is a customer that even have 1000 pages contract with, will still find a way to run from a deal. This type of customer, I will do the business once and then run.

Ed, a lesson learnt, I guess. Good luck on your next search.
