NG, imo, it's not 30 yrs. of "broke" but, rather, 30 yrs. of "forced savings." Grats on being a FTHO (First-time Home Owner)!
... and a bit of unsolicited "advice": if your future fish room is to be upstairs, do the re-inforcing now. It might even be reasonable to leave that room without sheetrock or finished flooring; close the door until you are ready for the bigger tank then do what needs to be done. Open framing will make adding what's needed a snap without the mess of demolition.
Using something like Google SketchUp will help tremendously as you plot where things would go and what you might need where; electric, water, etc. Doing it now might add a few bucks but that can be re-couped by carefully selecting the Builder Upgrades, typically over-priced and often replaced sooner than 30 years.
Why finance for 30 years what will be replaced in ten? Some things, like HVAC, are simply unavoidable but others, with a tiny bit of restraint and planning, can be avoided.
