Pennyguy I exhaust direct on a CAP 1 controller also. My aquarium is still in hte process of being set up. With this set up I have taken a great dea of time to make sure I do it right. This is the most important aspect of setting up a large aquarium I think.

Interesting that you're a builder :) Pulte is taking over the Ypsilanti Township area and Augusta Township. They have four project going right now with one more that I know of in the 500 unit range as part of a Village concept but with modern not Neo-traditional houses. My wife and I are looking to move as well in about 4-5 years time after Pulte drives up the market and things settle down with the economy to make it a seller market again :)

Ideally this time we want to sit down with the architects and come up with something that "works" for us. We like large room and informality LOL so the formal dinning rooms are always out :)
 
I haven't heard of him. I don't know if the market will go up that much because someone is building alot there. If anything it will push older house market value down. Unless its on a lake it really does go up that fast in 5 years. If you have a chance to buy any lake property then buy buy.

Here are a few more to see the support is has now. I put center support on and built out the front with more 2by's I made it about 4 inches wider. So the tank can sit easier.
I also move the 4foot wall on the right side of the tank. I would have moved the cased opening but that is load baring and I couldn't be moved. So.... This is what is looks like now.

I like the stand!

My wife and I have thought about lake front for the next house. We bought this house new a year ago and because we are in an area that is still under-developed their is a lot of building going on.

Are you going to be heading to the IMAC this year?
 
Steven, Being a home developer maybe you answer a question about floor strength. I have the same I beam floor joists in my house. My 210 is 24" deep, under the back of the tank there is a triple I beam, and 24" up where the front of the tank is there is a double. I don't think I need any extra support under there, what do you think.
 
So your beams run parallel with the tank? and You have a triple under the back and a double under the front. What is the span of them? Are they nascor I beams? Because if the span it big enough with enough weight on them they can sheer. And then your tank goes through the floor.

Skippy I got you now. yes the price will go up once the construction around you stops. I wasn't sure how old your house was and were the building was. If it around you then yes it will go up once that stops. Once your house reaches 10years old. The price isn't going up a penny unless its on water.
 
Yep just like you said. Parallel. Triple on the back, double on the front and 24" apart, the exact depth of the tank. The tank will be right on these beams. I could have a pic tomorrow if needed.
 
I would like some pictures if you could get them. So are you saying that the I beams are on 24in centers. 24in apart from each other??? If so I don't know what they would do that. Usually 16in. how far from one end to the other end of the I beam is there? (span)

I would suggest putting a double or triple in the middle of the 24in and put another in the front. But I really need to know the span because that still might not be enough.

Yup you can come by anytime. You should come by during the parade and you can walk through everyone elses house. Make a day of it.

When you get it all completed I would love to come by and see it. If you get real serious into angel fish then an Interruptus would be awsome in that tank. They are pricey at about 750.00 a piece on phishybusiness.com but they are awsome looking fish. A friend has one as well as a joculator in his 275 gallon and they are awsome fish and unusual as well.

Some other intersting products that you may want to look at are the reef ceramic rocks. I have nothing but for my tank and they are awsome looking.

Steve here are some pics. You were right the joist are 16" between, I don't know where I got 24".
First is the right side if you were upstairs looking at the tank. The triple would be the back of the tank and the double the front. The stairs to the basement are right of the lolly column.

The last is the whole span which is @ 17' and sitting on microlames.

To me the whole area is very beefy but this is a good chance to ask an expert.
 
Ok this is a little hard to tell from pictures but from what I see you obviously have a jack under the triple. Are there anymore? If not, This will Definitly NOT be enough for support for 17ft span. With 1722lbs of water on it. Plus rock and equiptment. You would need a load barring wall under the beams. I know it looks beefy but I will show you pictures of mine which I will have 8 doubled 2x12 I beams going west and east with the tank going north and south(if that makes sense) ( look at the picture earlier in the thread, Those will all be double) and I am still going to put jacks under the front of the tank since it not right under the barring wall so I can sleep at night. I probably could get away with it but It not worth the risk. And the butt of my tank is on a barring.

Let me know if I am on the right track of what I was looking at. I don't what to be a bummer but I beams can sheer apart with the right weight on them

What was the reason of them being doubled and triple. What was up there that needed it?

The stairs to the basement are behind the triple. The triple has a 2x4 wall under it, probably just to make wall for the steps down. So it is supported the whole length. If I were to put a jack at 11' under the double would that help. I could also run a 2x12 I beam down the middle(between the double and triple) and jack that at 11' also. There's nothing upstairs that I could see that causes an extreme weight issue. It's the sunken family room. Pic of the stairs with the wall under the triple.

Ok, Now I can SEE. I couldn't really tell from the other pictures that well. I'm sorry to tell you but, You are going to need more support.

Really the easiest way would be to buy four jacks. They really aren't that much. I would put them right to the floor boards. Thats what I'm doing. Don't put them under the I beam. Just find where the tank is going and put the jacks in before you fill it with water. I will have some pictures of mine here in a bit. I think we are pouring my basement floor wednesday or thursday. So this weekend I might have the jacks up. I hope this helps.
