This is not entirely confirmed just yet, but I'd say there is a 98% chance that our landlady is not going to renew our lease in January and I'm 100% in freak out mode. Not only does this mean we have to move another time before I graduate (which costs time and money), but it means that this lovely 270 gallon box of water we have in the living room that we spent a bunch of months working on to finally get almost fully tweaked has to come down...

Which also leaves us with another decision... whether it would be smarter just to sell all of the live stock, dry the rock, and store everything until I graduate and we settle into a new spot (which seems fairly inevitable regardless of the exact time line) or we just get right back on the horse in a new place.

Either way that means moving this tank 2x and it's not like moving a tinker toy...

My head hurts...
 
If she does not renew your lease can she rent it out again. I thought they were no longer allowing people to rent there? Would she have to sell? Seems like she would want good tenants to stay.
 
As long as she doesn't sell it, she can rent it... the rule has to do with original owners. If she were to sell, the new owner could not rent the place out.

We pay our rent and haven't had any problems with her, so I think it must have something to do with her situation on her end. My actual guess would be that she wants to move back in here... which is strange to me, because if you're going to be paying a mortgage/rent anyway, you might as well allow someone else to build up the equity on a second place. But it would still allow her to rent again if she ever moved back out.

I'm going to try to talk her into extending our lease 6 months, which will hopefully at least get me to a place with school that I would be able to leave and prevent us from having to move two times in less than a year.

Wellp... when the time comes, of course let us know. :)

Maybe it'll work out for the best. Plus, won't you be ready to graduate this coming spring? If so, then maybe you can move AFTER graduating. :)

Maybe if I threaten my advisor that I will quit if I don't graduate by the end of this semester my committee will take pity on me... and maybe I'll hit the powerball

Brian a move wont be that bad with all the help we can get we just need to plan it. The one thing you have going for you is everything in new to that tank so it shouldn't be that bad. Remember I have a large trailer and also a few vehicles to help with and I should have a large Rubbermaid back by then.
 
Today I was standing next to my tank and all of a sudden the main return pump kicked off, which it should never do...

Come to find out there is not something jammed in it as I had hoped, but that it actually has stopped turning correctly. The motor kicks the impeller back and forth for a few seconds upon plugging it in and then it just kicks off dead. I tried spinning the impeller to see if the kick start would help and it doesn't even act like it is trying once it kicks itself off. I'm assuming it is toast... so add that to the list. I'm just glad it didn't happen while we were out of town.

Now I have to figure out what kind of pump it was so I can match the flow rate with a new one (the label is gone). I liked the flow rate of the old one, but I'll probably go with the most efficient one I can find in that range. Angela, do you remember what the old one was?

*edit: It is most certainly a Hagen Laguna Powerjet Pump. I thought I remembered the label reading PJ 3500, but that is only around 940 gph. The PJ 5000 is closer to 1500 gph and that seems more in line with what the old pump was pushing. Maybe I'll just look in the 1500 gph range and plan to incorporate a gate valve in it so I can dial in the flow rate.

Sorry about your pump Brian. My Sedra has quit again, so I'm leaving it off till I get the one from you. I figure if Howard can skip skimming all to gether succussfully, then I can skip it one day:). altho I do have some visiting corals that don't need any more stress:)

Was on craigslist looking for froggy tanks and saw your ad and was shocked. I really hope everything works out for her. If ya need a few people to go over there and help out with anything let me know. I still have quite a few of the corals I bought from you that night we visited and Chase's corals you gave him are doing really well also.

Again if ya need anything let me know. A bit of a drive but worth helping someone like you out !
 
Thanks for the offer of help. It's not the end of the world, just have to unload a bunch of stuff much earlier than we were expecting and having to take the tank down a bit earlier than expected. We're keeping our nano and possibly going to use our frag tank as a display for our nicest stuff until we actually check out more permanently (assuming we are for sure doing that... some major life decisions coming down the pike :))

Chris, suffice it to say that there isn't anything in the add that is not also on this forum... but I certainly can't post a link... that's an RC no-no.
 
I actually have another pump identical to the one that died! Brand new, I was saving it for a future pond but we can just trade if you want anfd still need it! Call me!
