theres no bedrooms downstairs or else we might try. City here looks for any excuse to fine people here so moving in without occupancy passed would be a problem.

Beautiful house. I like your set up. Just wondering if you have any plan to dehumidify the room. I have my 240g in the dining room for 3 years. The moisture erode thru my speaker wires and crossover in my speakers. Cost app. $15000 worth of audio equipment.
Will be following your build.

actually, we are doing the same thing at moment, dealing with subcontractors and get angry with them. they get your money quicker than their progress,aren't they?

i am setting up my reef tank after move in. but only a 300L:lol: . spent my fish tank money on this house:lol: you tank plan looks very nice. can't wait to see your tank progress. good luck with your house and tank. chao posted in NZ.:p

mikigo, yes dehumidifier is definitely going to be necessary, and for about $300 well worth the money.

this build looks to be very nice, I'm tagging along.

If I might make one non-reef related suggestion on your floor layout. I would suggest "floating" the L shaped couch in the middle of the room. From an aesthetic standpoint, rooms just look better and actually bigger, when you don't just push all the furniture against the walls (which is most people's first inclination). From a functional standpoint, it will be better aligned with your tv :)

hahaha i wish! little one is ac upstairs, big one is gaspack and ac for downstairs. There is another gaspack in the attic.


not sure if ive mentioned, stand is being designed as we speak, and all of the acrylic needed for the tank is coming in this week along with about $10k in other acrylic. Bubble king should be in very soon as well!

Now we need a fridge installed and a stove top and a thermostat. I guess the electrician is doing all those at once.

Saturday we are moving boxes over, but cant move in till inspections are done...
 
Ah, moving boxes. I'm jealous, except that I hate moving. We're fortunate that, since we're doing a remodel, we don't have to get the same sort of occupancy inspection that you're waiting on. Oh, I really want to be moved-in, though....
 
spent all weekend moving storage unit stuff and boxes into the house. Unfortunately the wood floors havent had thier final finishing so everything had to go upstairs including the massive L couch that gets to come right back down. Getting so close, looking to be inspected middle/end of this week and move in then
 
havent updated in a while, been to stressed over this house to post up. We had nothing left to be done before inspections except several lights installed and a thermostat. After a week of not hearing from out elec, we found out he had 2 heart attacks and had to have surgery. Of course he is a one man show so another employee to finish was out of question. No other electrician would touch the house until we were relinquished from out contract. This took several weeks....

Finally new elec comes out knocks out whats left of the work in a half a day, then inspectors start to show up. Passed plumbing, then failed mechanical/hvac because we didnt have sediment trap(no idea what that is) We then proceed to fail elec because we only have a 6' ladder on site instead of a 8'.

No really he failed us over this. He was also so mad that we had furniture moved in that he complained to the city. Keep in mind there was 3 rooms with furniture pilled into the centers of room with tarps over them, it was clear no one lived there.

So this weekend i got to go back out there and "move" stuff out of the house that we had moved in, out to the garage because of this one jerk. Hvac people came out and charged the ac units so we have ac now!

Trying to keep my head up, all remaining inspectors are scheduled for today, including occupancy, so if we pass all, we move in tonight. Our painters have not showed 4 times now to paint the base boards and touch up spots. Going to be irritated if we can move in and cant put any furniture against any of the walls. At this point i have no excitement left...

Ive also begun cutting all the pieces for the L tank, and will start assembly in the next month.
