My 280g Custom upgrade.....

The rimless Miracles tank I had built was 66x21 and 24" tall and that was all 5/8" + 3/4" Starphire front, so yeah I might have questioned MRC about 1/2" on rimless, but I'm sure it was probably within spec. I just prefer overbuilt, even on glass

Glad to have you here in SC. You'll love it, don't know if you'll love have your equipment in the garage though unless your door is sealed somehow and it's air conditioned. It's going to get really humid in there, as you know!!

I think 24" is as much as i'd go for your height, it gives plenty of aquascaping options and allows reach to the tank bottom with, any more and you have to climb in, I wish I'd gone smaller than 24" in height and got more depth.

I take it you've been to Tideline? It's the only LFS worth your time and money on Charleston. And then of course visit Ultra Corals (reef king) for your frags.

Yeah I have nixed the idea of a garage set up since I would have to build a separate room and add ac to it....thats just not in the budget. So I everything will go under the stand and I am looking at putting an exhaust in the wall to help vent some of the odors out of the stand.

I havent made it out to Tideline yet and I am in no rush since I really havent heard anything good about them.

They're the best we have. Their coral selection isn't the widest but they've a good selection of fish, they keep a good range of healthy livestock with clean presentable tanks, compared to our other choice of LFS it's heaven. Their customer service is second to none.

Stopped by the new house over the weekend took some pictures. Foundation is done and the framing will begin this week.



Tank will go in the front right of the house in the above picture. I have met with the engineers, explained the max potential amount of weight that will be there and they have added additional bracing to the floor system.



 
Having a new home built is one of the really fun things in life...enjoy!

Thanks Mark. It was hard to leave Manasquan but the cost of living down here is so much better. We did pull the trigger about 3 months too late as the real estate market has exploded down here and I have seen the price of houses go up by 10% since April.

Thanks Wayne! They are estimating March/April closing. Because theres so many new homes being built the town cant keep up wit inspections and it is taking 2-3 weeks to get an inspector to come out. Hopefully they will get it done a little sooner because I am going bonkers without having a tank!!!!

Thanks Sonic. The one side of the back yard backs up to a pond and protected area but then other side shares property with larger lots that will be developed in the future. The builder has said that they will leave a line of trees between the lots for added privacy.

Thanks Dan. Since I wont have the luxury of a dedicated fish room on this build, all equipment will go in the stand. Here are some things I am working now...

* I had thought about putting a drain in the floor but I was quickly talked out of that because we dont know if this is our "forever" home.

* I will be running an RO line from the area where the tank will be to the garage where my rodi storage will be so I can fill up my ATO container easily

* I am also thinking about talking to the plumbers to see if they can hard plumb a 1/2" pvc line from the garage to the tank area. I can then attach that to my water mixing station and pump water from the garage to the tank when I do my water changes.

* I am working with the HVAC guys right now to put a wall mount exhuast fan in the wall and have it vent outside of the house.

* I am trying to estimate my electrical need. The house comes with a 200 amp panel and the electrician asked me to estimate what my max usage would be and he will then see if we need to add another panel.

Im still debating what size tank I am going with but I am pretty sure that since my fishroom will be the stand, I will have an 8ft stand to give me as much room as possible to work and set up up equipment. If I go with a 6ft or 7ft tank I will make sure the stand is constructed properly to support the corners of the tank.

Is it true NJ charges a 10k exit fee when you sell your home and leave the state?

I did a lot of research, spoke with my cpa, attorney and realtor about the so called "exit tax" in NJ. Its very unclear about who has to pay it and who doesnt. It says that non-residents have to pay it which leads you to believe that it is only charged on people that have 2nd homes in the state. As far as how much is charged, its a percentage based on the difference between the sales price and adjusted cost basis (purchase price + cost of improvements). So everyones exit tax will be different. Im told that I will not have to pay the tax because I remained a resident in NJ for 30 days after the sale of the house but I dont know. None of the people I spoke was able to give me a definitive answer either. I do know that if you are a non resident and sell a property that they are supposed to withhold a portion of the proceeds from the sale of your house and then when you file your taxes you either get money back or owe depending on what the actual tax is going to be. Its all very confusing.
 
No tricked out golf cart?

Since you are running a line for an RO to your tank have you thought about just adding two more for auto water change setup using a Litermeter system? It would save the trouble of hauling buckets and the associated spillage. It's one of the better investments that I made on my system.

No golf cart...the community we are building in doesn't allow for people to own golf carts for personal use.

Auto water change idea is an excellent suggestion! I will ask them to run a pvc line from the garage to the room where the tank will be. I can then feed the lines thru that.

Thanks for the info...its almost like an urban legend if you really have to pay or not. And when and if I leave, I don't want to pay...lol
