And the unpacking is just about done. Next I have to do the garage and build my man cave (this is where my new tank is going to be) I will probably do a small cube and use one metal halide with some blue LEDs.

For those that are not on my face book and haven't seen the house, here is the picture of the new house.

 
Nice! Congrats on the move. We are thinking of moving also (to Berkeley).

Any thoughts on how to best plan a move (and sell a 4-bedroom house) in the fall season?

I have heard someone suggest rent first, move out, renovate old house, sell it, then look for the right new house.

Wife woul prefer not to move twice.
 
Thanks guys, we had to go through many stressful situations to get this house. The biggest thing was trying to sell ours, buying the new one and sync the closing on the same day, move within two days after closing. We did it the hard way but it finally worked out in the end. Since my wife is an agent it makes things a little easier.

Zero, this is the best time to sell and the market is so good right now, you don't need to do any major renovations. Just sell as is. We did painted our house, clean out the inside, stage it and sold it way more then that area's comp so cosmetic upgrade do help.

Grant, Does your work ever come across old kitchen cabinets when you guys upgrade homes? I am looking for old kitchen cabinets to use for the garage.

Dragonvale, the back yard is really cool, the previous owner spent 65k to have the yard professionally done and put in an amazing water fall with a small pond. The hard part is keeping up with the trimming. I am thinking about turning the pond/water fall into a salt water tidal pool and have the water drop down that water fall using some type of surge device :D

You might take a look at the 'Restore' on Piner Rd. for used cabinets.
 
Congrats the house looks awesome just from that pic alone =)..
I could only imagine how much that house would go for in my neck of the woods. Or any neck of the woods lol..

Mike, thanks, it's about 3100 sqft should have enough room for a nice tank, but I am not sure I want to go that big again. Have you seen the tidal pool at Steinhart with the clams in the shallow water? Thats what I want my next project to look like but not sure where can I put it.

YES that's exactly what I was thinking but not at that magnitute :D. That is going to be a massive beautiful setup, I can't wait to see the finish product.

Mine is going to be a mini tidal pool with a surge tank. I am just brainstorming at this point.

Hahaha itching about being tankless is about right but not tank maintenance lol ... I'll come over and give you a hand though. I bet your tank is full of all the corals by now.

My tank had a bit of a self induced set back, if that makes sense:) So not really full of corals. All my corals decided to have gang warfare with each other a few weeks ago. So I went through a process of coral separation. Wasn't fun and the corals didn't enjoy it. I should have called you over for that fun. Almost all my zoas were on the same rocks as SPS. Well, not anymore. Only 2 zoas left on the main rocks. Frustrating... I could go on and on.....
 
Corals warfare happens regularly in a close enviroment so I run carbon to keep that to a minimum. I used to have zoas covered a maxima clam and the only thing you can see is the mantle which is cool. I though it was going to kill the clam but it was fine so sometime you just have to let them play it out.
 
Thats a nice looking place Tom. I look forward to seeing what you come up with for your next reefing project. And as an added bonus it is closer to my house now so if i have to have a tank out of the back of my tahoe again i wont have as far to drive. :)
