ACIII Pro firmware update issues

I have been trying to update the firmware on my ACIII Pro for about an hour. I have read through the 20+ page thread on the Beta and I still cannot figure this out. I have tried both Option A and Option B and neither seem to work.

Option A:

Launch:

Ready...
TFTP Daemon Binding to 192.168.2.44

Click update firmware:

AquaController Update Firmware starting...
Error at socket(): 10060

Option B:

Shut off DHCP.
Set IP address for computer to 192.168.37.
Starting pool: 192.168.2.25
Size of pool: 10
Boot File: Aqua.bin
Mask: 255.255.255.0

Launch ac3loader:

Ready...
TFTP Daemon Binding to 192.168.2.37

Power cycle ACIII Pro:

Select Update Flash

AquaController Update Firmware starting...
Error at socket(): 10065

I have tried everything. What am I missing?
