OT:Moving to Sacramento

Midtown Sacramento. If you are in your late 20's to early 30's without a family, it's the place to be. If you already have a family move to a suburb.......Rosevillle, Natomas, Folsom, Elk Grove. For 95814 check out midtown. If you can drive down and do some house hunting you can find a rental house on a nice street that is within walking distance to tons of recreation.

I might have to disagree a bit with Elk Grove, you see all of the famillies moved down there, as the kids get older crime is going to increase and will get pretty wild, I think thats already starting to happen.

Personally I would take Highway 50 over 80 ANY day of the week. I find it very odd 80 is backed up in Roseville on the weekends. Roseville is nice, but everyone and their mother lives up there and is a mini malll/cookie cutter subdivision nightmare.

Folsom is nicer IMO, but is just like Roseville in some areas...little older and has some more character with the history.

Depending on your age or what you are exactly looking for, ie: proximity to the nightlife or quiet. Answers will vary.

If I had my choice I would like a place on Highway 16 just outside of Sac on some property, say near the Sac Drag Strip which is just outside of town but close enough. Or on American River drive/Fair Oaks, which is still in town.

However, doesn't really matter going to cost an arm or a leg anywhere you are it seems in CA nowadays.

Prices have dropped since when?

Sacramento home values have doubled in the past four years and continue to slowly climb, as I've witnessed with the three properties that I own in Manteca and Davis.
 
This year in sacramento dropped 1% and the home sales also slowed compared to last year which is also a first time in 5 years that prices dropped and slowed. so did roseville and a couple other places went up, With interest rates climbing and the feds raised all the points( which they are done now) its going to be more of a buyers market now vs a sellers market shortly.
 
I keep seeing houses that have been on the market for months now....and the signs progess as such...."new listing"....then a few weeks later......"reduced price".......a couple months latter...."futher reduced price".....now I'm starting to see them say "make an offer"..
prices have started to come down.....I've been watching a few houses around my aprt....and they have gone down
 
It wont be like it use to, but its dropping a little and then its gonna even out, which in time will then raise back up.

House's have been on markets much longer now, when before house's use to sell in like one week, they are taking months now.
 
I think that all it's going to take to start a major pull back in pricing is for the long term interest rate to increase about 2%....when that happens A LOT of people will find themselves priced out of their own home with interest only, and varriable interest rates.. Not to mention what will happen to the market as soon as all the people who bought homes and turned them into rentals find out property values are going down...I think they will flood the market...
Anyone remember what happened to home prices in the 80's around here...it's starting to look real familier....
 
I remember when house's in Fremont were 120,000-200,000 and now they are going for 475,000-650,000
 
anyone ever check out zillow.com? It shows a graph of your houses estimated value ever since it was built and there's a bunch of other stuff you can do on the site as well.

How is Antelope west of the 80 and in between the tracks??

I used to live there when they were first built around 93-95. Decent area with homes mostly in the 10-20 yr old range or newer. Walking distance to shopping centers with pretty much anything and everything you need. Easy acces to Roseville through back streets and freeway is not too far away. And you will be about 15-20 minutes away from yourreef aquarium.

As far as earning requirements she must have been looking at the low income housing they have been building in the area.

Shandwick is alright, but if your on antelope and come to the welerga intersection and make a right on Walerga just pass the belair shopping center theres some nicer condos and apartments behind the Chevron there, surrounded by a nice neighborhood.

One thing you must know what I think of people who do crime.... It don't matter what neighborhood you live in.... They come looking for the nice stuff, which is in the nice area's. At one point in time or another something will happen close to home....

You that murder of that kids father at hollywood video the other day, That was around the corner from my house. That stuff hasnt happened here in this neighborhood for sometime now....But it happpens... at a less frequent rate, but it sill happens.

Kinda like the bumper sticker says...

I drive a 03 tundra and my wife drives a POS ford escort zx2

we have a few nice things like 2 stand up jet skis and nice electronics (except for this pos computer)
 
Theres real some nice apartments out off of Hazel/HWY 50. And itd give you quick access to the lake and rivers. I almost bought a condo once off of Folsom Auburn Blvd near greenback once. That reminds me theres a huge but very nice apt/condo plex right there on the same intersection kinda hard to see unless your looking think it also is behind a gas station and up a hill.
