Thanks. I would sell it, but not as part of the house price. It would have to be its own negotiation. Wife said I can go bigger once we get sorted on the new place, but I would have to fund the build with coral sales. Not that big a deal. I funded the 120 build almost completely from coral sales from my 60.
 
Just for giggles I pulled this shot from my listing page on Zillow. The tank in the living room. If you look on the floor, near the tank you can see the back half of my dog. He snuck in and I did not see him in the pic until a few days ago.

I am contemplating down sizing for a while. Wife and I put our house for sale about a month ago and are looking at getting a fixer upper. The idea of having to move a 120, even just across town is not appealing. Add to that probably a year of DIY remodeling just adds to the reasons to take it down. I already own a shallow 45 gallon (48x18x12), so for not a lot of money I can get it ready, frag the 120, then sell off the remainder. I would just need to build a stand and convert an aquarium to a sump. Moving the 45 is not near as daunting as moving the 120. To add to that, my wife agreed to a bigger (300-ish) gallon tank in the new house after I complete the remodel work.
 
Moving is never exciting, maybe you could get some buddies to help you. But hey getting a bigger tank out of the deal sounds great. Lol

We have a great reef club down here. Already got people offering to help me move when the time comes.

Speaking of our little local club, it just celebrated its 12th anniversary this past weekend with a shrimp boil, frag swap with guest speakers and fragging demonstration.

Well, the last few months have not been pleasant for my tank. I lost a few colonies due to what I suspect was some equipment issues, namely my top off pump/system acting up and eventually frying. I think the motor probably cracked and leaked. My parameters have been stable and I have not noticed any pest. I still have a few colonies that look bad. My big myagai tort has been slowly loosing skin for a few months. I have tried to take a few frags to save it, but they RTN over night. It could be bacterial instead of equipment related, because I now have cyano, which was never there before. To top it off, we had a power surge last night that fried my heater controller and over heated my tank. Not real sure how hot it got, but it was warm when I put my hand in the tank to syphon out some of the cyano.

I'm pretty sure that kitten fragging is frowned up by the ASPCA.

Also, is that the back end of an Old English Sheepdog in your Zillow shot? If so, see my next post.

Yes it is. It seems the bad stuff comes in bunches. I was just offered a really good deal on a 180 system from the guy that owns the LFS. Need to talk to wife about an upgrade.

I picked up the kitten from behind the LFS hosting the meeting. It has since been re-homed. That makes 3 kittens and 1 dog we have picked up and re-homed in roughly the last 12 months.

He is a border collie actually. Meet Angus

Not sure if August is going to get an updated pic. My tank has taken a beating in the last three months. It appears to be a collection of a lot of little thing going wrong at the same time, some due to my neglect and some just random equipment failures. I have lost several nice sized colonies, with no signs of pest or parameter issues. "Luckily" I have more corals in my tank than I actually have room for, so the losses are not so bad (but they still suck).

On the up side, I have started construction of my 45 gal frag tank. Dimension wise it is 48 x 18 x 12 (half 90). It will be separate system and function as both my side hustle and a back up to my tank.

Sorry to hear about your tank man. I'm glad it wasn't everything. I'll send your BC my taxes lol my American bulldog cant do them! Lol

Well it looks like there was one more thing to add to the list of issues. On Saturday my tank was at 81F when I was doing my weekly maintenance. I was a bit later in the day than usual and just never figure my tank was getting that hot. I added a fan and got the temp down to a stable 76F. I really hope this is the last of the issues, since I am getting frustrated.
