Thanks Rob. I've been planning for quite some time, but I've found a few little details that I would've changed if I had it to do over again. First would be a much less complicated closed loopand the second major one would have been to locate the sump in the garage like I had originally planned. That would have taken a bit of creativity, but I already see how I should have done it, but I'm not sure I want to go there with the likelihood of selling the house still overhead.

I've had several of my H&S's do that to me. I was told that putting vegetable oil in the holes helps keep them from clogging. Just a light coat.
I never tried it so I don't know if that will solve the problem or not but it is cheap enough to try. Would'nt that be nice if it worked

If so that is a good idea and 2 lees pumps needed,
I might have to try that.
