if you are selling because it runs inconsistent for you, replacing the down-elbow after the gate valve with a tee so it can vent and not siphon would help alot.

it is a tad in the butt to fool w/ at times but whn on it really works well. thanks for the heads up Matt, but I'm totally sure I know what you mean. Thanks. Steve
