Check out this tank

It is located between San Luis Obispo and Big Sur. The property is typical bluff property. The houses are very close to eachother. I will take pics of the view and the front of the house next time. Yes you can see the reflection of the ocean in the tank. The surf was pretty nice today! There is a stone stairway out of the backyard right to the sand. On a high tide the water comes right up to the 20 foot or so cliff behind the house.
 
OK check out this picture. The front door is incredible. That is a stained window of the kind of kelp that is most common around here. The sea otters wrap themselves in it and float while they sleep. Look at the left side of the tank and you can see the ocean. It was really nice and clear there today.

remember the house was going to be a rental. The paint and stain guy told me today that they decided to sell it instead. It will be fully up and running when it is sold. With corals and fish. The setup is for a sps type tank with appropriate lightig and a ca reactor and seaswirls and all that stuff.

He told me what they are trying to sell it for but I don't know if it is proper to say. If you want to guess I will tell you if you are warm or cold. It is alot!
 
If you had any idea of what the housing market is like around here that would be the funniest thing you have ever read. I am not trying to insult your guess, its just that the property value here is rediculous. The affordability index in the county is like 20%. (the number of people living in an area that can afford housing) The values have trippled in like 10 years and last month the mean price went up 13% which is about normal. The mean home price is like $440,000. That doesn't get you much. can't find anything under 300K period not even condos. Its really sad actually
 
2 mil? Housing is pretty expensive here in Denver, but I think it is more in Cali.

Both tanks are awesome by the way.

Oh I believe you wakesetter. Your not insulting anyone. I know that Cali has some outrageous house prices. My friends from cali always tell me how a small new home over here in Houston would cost 3 times more. The cost of living is different in every city though. Not only that, jobs pay you more in Cali. You can get a 100K job in Cali while in Houston, you can only get 60-70K.
 
unfortunately there aren't too many 100k jobs floating aroung this area. That is the problem. Our local income is not too high becuase there is no tech type jobs around here. The area is being bought up by folks from San Francisco, L.A. and the Silicon Valley, leaving those who grew up around here to move out. it doesn't seem right.
 
finished the plumbing a couple days ago. Filled it with tap water and tested it. Just a small leak in one of the bulkheads to tighten up. Drained the tank and wiped it out. One of the smart a$$ subs had put some goldfish in the tank which quickly died and rotted so I had to get that mess out too. Got the dedicated RO hooked up and turned on. It should fill for the next 5 days or so and then its time to add salt, sand, and rock. Now I just have to order the lights and we will be running soon.
 
Sounds great. You said a while back that you plumb an over flow into your sump in case it overflows. Do you plumb the ro/di directly to your sump and if so what happens if that float sticks on the ro/di unit. Does your tank take on all that fresh water or do you turn off the return pump when that happens?

Thanks for the compliment Bayliner. The reason you didn't see it for a while is it only lasted at the front page for a couple days in Nov and then didn't resurface until just a couple weeks ago. That whole time the tank was sitting in my driveway or on the stand empty. I have been giving updates now and then for the last few weeks.

Yes I did plumb a 1" bulkhead in the top of the sump that goes directly to a drain. For now it is just set up that way, but the guy that did the water syster for the house has a product that I will probably use that shuts off the R.O. when the water level gets too high. Even if it flooded out the tank with RO that would be better in the customers eye than having water all over the house...especially when the house costs that much. Knock on wood, I have never had an RO stick on. Even if it did it would be alot cheaper to replace the livestock than repace the wood floors, carpet and damaged drywall. I do place the health of the animals as a top priority so I will be placing a shut-off on this system. I have only one other tank with an RO directly attached to a float and it will get an auto shut off as well.

I am going to Hawaii next week. When I get back I will post some pics with the rock and sand in it. It should be pretty fun to aquascape this tank.
 
I added salt and sand last week and got the float hooked up. Going back today to add rock. I will take some more pics as the house and the tank are starting to look really nice
 
I got the rock in the tank today and it looks prety good. I will post some pics of the tank and some of the house today including the great views. Its still for sale if anyone has some serious cash they need to spend.
 
the trip to Hawaii was great. I did some skin diving and saw lots of nice fish and tons of turtles. This is the third time I have been there and I saw over thirty turtles this time and only a couple the last two times. I got some great turtle pictures with my cheesy underwater camera. We renewed our vows on a secluded beach at the waters edge and really enjoyed ourselves. We also did some great hiking and found an insane waterfall/ropeswing spot. That was probably the best part of the trip to me.

I will post fish tank pics tomorrow and hopefully one of the turtle pics as well.
